Best Below-Grade Moisture Barriers for Contractors: Systems Compared
This guide compares the below-grade moisture barrier and drainage systems Spycor Building Products stocks — DELTA-MS, DELTA-DRAIN, DELTA-TERRAXX, Platon Foundation Wrap and ABP AdvancedDrain — for waterproofing contractors, foundation contractors, commercial GCs, building-envelope contractors and home builders. Recommendations are based on code path (IRC vs. IBC), wall depth, soil and water conditions, and project scale.
The best below-grade moisture barrier depends on which code governs the job and how much water the wall will see.
- Residential (IRC), standard walls up to 16 ft: DELTA-MS or Platon Foundation Wrap. DELTA-MS is ICC-ES evaluated (ESR-2303) as dampproofing, and as wall waterproofing under the IRC where hydrostatic pressure is low.
- Commercial (IBC) projects: specify a primary waterproofing membrane, then a drainage/protection layer over it. DELTA-MS waterproofing use under the IBC is outside its ICC-ES report, so on commercial work it serves as dampproofing or a drainage/protection layer.
- Clay soil, high water flow or deep walls: a geotextile-faced drainage composite — DELTA-DRAIN, or DELTA-TERRAXX for heavy commercial loads.
- Plaza decks, planters, retaining walls: ABP AdvancedDrain drainage mat.

How To Choose: Match The System to Code Path, Depth and Water
Start with which code governs the building, then wall depth, then soil and water. That order removes most wrong choices before price comes into it.

DELTA-MS (screw-fastened into ICF ties) or Platon |
Both are listed for ICF; protects the foam during backfill |
|
Commercial or multifamily (IBC), standard depth |
Primary waterproofing + DELTA-TERRAXX |
DELTA-MS waterproofing use under the IBC is outside its ICC-ES report |
|
Deep commercial walls, heavy backfill or surcharge |
>15,000 psf and 8,500 psf respectively; Dörken rates 6000 HI-X to 45 ft |
|
|

|
|
Plaza deck, planter, balcony, retaining wall |
Thin multi-directional drainage over horizontal waterproofing |
Regional note for estimators: expansive clay (much of Texas) and freeze-thaw climates (Minnesota, Connecticut) favor a geotextile composite over a bare dimple sheet. Sustained-rain regions (Pacific Northwest) favor higher-flow drainboards and a verified footing-drain outlet.
The systems, one by one
1. DELTA-MS — best for residential and light commercial foundation walls
DELTA-MS is a 28-mil dimpled HDPE membrane with 8 mm dimples and 5,200 psf compressive strength. It holds ICC-ES report ESR-2303 as a dampproofing material under the IBC and IRC, and as wall waterproofing under the IRC where hydrostatic pressure is low.
- Install rules from ESR-2303: dimples against the wall; 6" laps with interlocked dimples and a sealant bead; top edge fastened and sealed; block walls parged first; backfill within 30 days; walls no higher than 16 ft.
- Choose it when: the job is IRC, the soil drains, and you want one product that covers dampproofing with no cure time.
- Skip it when: the project is IBC and needs waterproofing — use it as dampproofing or protection, or move to TERRAXX.
- Order: 5' rolls ship singly; wider rolls carry 8- or 11-roll minimums. Add one DELTA-MS Installation Kit per roll.
2. Platon Foundation Wrap — best for ICF, block and retrofit jobs bought by the skid
Platon is a dimpled HDPE membrane from Armtec with about 85% recycled content and 1/4" (6 mm) dimples. Armtec lists it for block, poured concrete, permanent wood, ICF and existing foundations, fastened with patented Speedclips.
- Choose it when: you build repetitive residential foundations and want skid pricing — 12-roll skids cover 5,112 to 5,712 sq ft.
- Watch: it must be paired with a footing drain, and Armtec's guide does not publish a compressive strength — confirm before deep or rocky backfill.

3. DELTA-DRAIN — best drainage composite for clay soils and wet sites
DELTA-DRAIN bonds a TYPAR polypropylene geotextile to an HDPE dimple core. The fabric faces the soil and stops fines from clogging the drainage path, which is the failure mode of bare dimple sheets in silty or clay backfill.
- Choose it when: you are protecting a waterproofing membrane in clay, or water flow is high.
- Order: 6' rolls (393.6 sq ft, 4-roll minimum) and 8' rolls (524.8 sq ft, 8-roll minimum).
4. DELTA-DRAIN 6000 HI-X — best for deep commercial walls
DELTA-DRAIN 6000 HI-X is a commercial drainboard with a polypropylene copolymer core and a needle-punched nonwoven geotextile. Dörken publishes compressive strength above 15,000 psf and installation depths to 45 ft.
- Specified elsewhere as: Dörken's comparison chart lists Carlisle CCW MiraDRAIN 6000, Tremco TremDrain 6000, W.R. Meadows Mel-Drain 5035 and Polyguard Polyflow 15 as equivalents — useful when an approved-equal substitution is allowed.
- Need membrane protection too? DELTA-DRAIN 6200 HI-X adds a polymeric back sheet against die-cutting.
5. DELTA-TERRAXX — best all-round commercial drainboard
DELTA-TERRAXX pairs an HDPE core (9 mm dimples, 8,500 psf) with a bonded, non-clogging polypropylene geotextile. Dörken positions it as compatible with all commercial waterproofing and publishes a CSI master spec (Section 33 46 16.16).
- Performance: 16.6 gal/min/ft in-plane flow at a hydraulic gradient of 1.0. A Morrison Hershfield review found it suitable for vertical systems up to 7 stories below grade and under typical traffic loads.
- Field advantages: 6'7" wide rolls (fewer laps than 6' boards), 51 lb per roll, self-adhering edge on the PLUS version.
- Uses: positive-side foundation walls, blindside and lagging walls, plaza and podium decks, green roofs, retaining walls.
6. ABP AdvancedDrain — best for retaining walls, planters and plaza decks
AdvancedDrain is a 0.25" drainage mat made of a tangled polymer monofilament core shaped into parallel channels and heat-bonded to a polyester filter fabric. It drains in any direction and installs vertically or horizontally with construction adhesive or termination bar.
- Choose it when: you need thin, lightweight drainage behind retaining walls or over plaza-deck and balcony waterproofing.
- Order: 39.5" × 135' rolls (438 sq ft), 8 per pallet; fabric on one side or both.

Dampproofing vs. Waterproofing: What The Code Actually Requires
The IRC requires dampproofing on foundation walls that retain earth and enclose space below grade, and waterproofing only where a high water table or other severe soil-water conditions are known to exist (IRC R406.1 and R406.2). The IBC draws the same line in Section 1805, keyed to whether hydrostatic pressure will occur.
That is why the code path matters for product choice:
- DELTA-MS is evaluated as dampproofing under both codes and as wall waterproofing under the IRC only, for low hydrostatic pressure such as perched water tables. Waterproofing use under the IBC is outside its report (ESR-2303, Sections 2.0 and 5.6–5.7).
- Drainage composites (DELTA-DRAIN, 6000 HI-X, TERRAXX, AdvancedDrain) relieve hydrostatic pressure and protect the membrane; they are not the primary waterproofing layer.
- Every system depends on a foundation drain installed per IRC R405 or IBC 1805.4.
How These Systems Pair With Your Primary Waterproofing
Most commercial waterproofing contractors already install a specified primary membrane from manufacturers such as Tremco, Carlisle, Sika, W.R. Meadows or Polyguard. The drainage layer goes over it, geotextile facing the soil.

Frequently Asked Questions
What is the best below-grade moisture barrier for contractors?
It depends on the code path and site. DELTA-MS or Platon suit most IRC residential walls up to 16 ft; DELTA-TERRAXX or DELTA-DRAIN 6000 HI-X over a primary waterproofing membrane suit commercial IBC work.
Is DELTA-MS a waterproofing membrane or a drainage layer?
Both, depending on the code. ICC-ES ESR-2303 evaluates DELTA-MS as dampproofing under the IBC and IRC, and as wall waterproofing under the IRC for low hydrostatic pressure. Under the IBC, waterproofing use is outside the report.
What is the difference between DELTA-MS and Platon?
Both are dimpled HDPE membranes. DELTA-MS has 8 mm dimples, 5,200 psf compressive strength and an ICC-ES report; Platon has 1/4" (6 mm) dimples, about 85% recycled content and Speedclip fastening, and Spycor sells it by the 12-roll skid.
Which drainage board is best for clay soil?
A geotextile-faced composite such as DELTA-DRAIN or DELTA-TERRAXX. The bonded fabric keeps clay and silt fines out of the drainage core.
Can a drainage board go over fluid-applied waterproofing?
Yes. Install DELTA-TERRAXX or DELTA-DRAIN 6000 HI-X after the membrane cures, flat side against the membrane and geotextile facing the soil, and confirm compatibility with the membrane manufacturer.
How deep can these systems go?
DELTA-MS is limited to walls 16 ft high under ESR-2303. Dörken rates DELTA-DRAIN 6000 HI-X to 45 ft, and an engineering review found DELTA-TERRAXX suitable to 7 stories below grade.
Do I still need a footing drain?
Yes. Every system here moves water down to a perimeter drain; without one, water has nowhere to go.
How many rolls do I need?
Divide wall length by roll length minus end laps, using a roll at least as wide as footing-to-grade height. Then round up to the product's minimum order.
